Bloor Homes is bringing forward plans for a sustainable
and landscape-led new neighbourhood, which will deliver a high-quality extension to Sandbach Heath.
Designed for both existing and future residents, the proposed development will provide a mix of homes for all ages, with new green open spaces to promote a healthy and active community that is well-connected to Sandbach and the local amenities in Sandbach Heath.

The Process
Our recent consultation was to gather feedback on proposals for an outline planning application, which sets out the principle of development.
Details about the specific nature of the scheme, such as exact housing numbers, types and tenures, will be detailed in a later stage through a further application known as a Reserved Matters application. At that stage, there will be further opportunities for consultation with the community to refine the final plans.
During the consultation period we invited the community to explore out vision for Sandbach Heath, share thoughts and ideas on the proposed scheme to help meet local housing needs. Thank you to all that submitted comments as part of that process. The consultation has now closed, and we are considering the feedback received to help inform our plans.
The Site
The proposed development aims to provide a sustainable solution to help meet Cheshire East’s housing needs.
Located to the east of Sandbach, the proposed development will be delivered across three parcels of land around Sandbach Heath which have been promoted through Cheshire East’s emerging Local Plan process.
The site is situated close to several bus stops as well as being within walking distance of the town centre meaning the new homes will have close connections to a range of amenities, services and facilities like supermarkets, doctor’s services, cafes and restaurants, banks, and community spaces for future residents to enjoy.
The scheme will also benefit from new walking and cycling routes, linking the town centre and improving access to the open countryside, as well as protecting existing rights of way in the area.

Proceeds from the sale of the land will be retained solely for charitable uses, as the landowners include The People’s Dispensary for Sick Animals (PDSA) and seven other national charities
A significant investment into Sandbach and the wider Cheshire region, providing an economic boost and the creation of new employment opportunities

The UK is currently facing a housing crisis, with many people unable to find suitable homes. Bloor Homes acknowledges the importance of prioritising a brownfield-first approach to development, but it is clear that this approach alone will not meet housing needs, particularly the growing demand for family housing and the creation of mixed communities with access to green space.
Our vision for Sandbach Heath will help to meet Cheshire East’s new and existing housing requirements through the creation of a landscape-led sustainable extension to the town.
At Bloor Homes, green spaces are a priority. Our in-house team of Landscape Designers have collaborated with our ecology team from the outset to carefully assess existing habitats, create new habitats and ensure both wildlife and the community can thrive.
Sandbach Heath is designed to be a sustainable, landscape-led neighbourhood with ample access to open green spaces to promote a healthy and active community that improves access to the open countryside.
The plans will deliver over 8 hectares of open space, including a new park, children’s play areas, new wetland habitats and extensive native planting which will deliver a biodiversity net gain. We will also protect the existing public rights of way, enhancing access to the wider landscaping to encourage active lifestyles and provide scenic outdoor areas for walkers, cyclists, and families alike.
A full transport assessment is currently being prepared, which includes traffic surveys and modelling of nearby junctions to understand the development’s impact on local highways and traffic.
If necessary, mitigation measures and recommendations for improvements to the surrounding roads will be provided to ensure the area can handle any changes in traffic flow, whilst tying in the scheme with wider highway improvements wherever possible. Enhancements to active travel routes will also be provided to improve access to cycling, walking and bus routes.
For the three development parcels, we are proposing two vehicular access points from The Hill and an emergency access point from Coldmoss Drive. There will be walking and cycling routes within the site which will connect to existing routes.
The site is wholly within Flood Zone 1 and therefore at a low risk of flooding. A Flood Risk Assessment and Drainage Strategy will be submitted with the planning application to demonstrate how the proposed development will not increase flood risk elsewhere and to set out the strategy for foul and surface water drainage.
A Noise Assessment will be undertaken, which assesses the impact of environmental sound on the scheme. It also advises on suitable acoustic design to reflect the local character. The assessment will be submitted with the planning application, which will detail the results and the recommendations for acoustic treatment across the site.
All homes will be delivered in line with the new Future Homes Standard, meaning the homes at Sandbach Heath will be beautifully designed to achieve low carbon living for a truly sustainable community.
New homes will use sustainable materials to reduce energy loss by installing the latest technologies to enhance insulation, air tightness and heat recovery. Our development will significantly reduce environmental impact by ensuring each homes meets ambitious energy performance standards, with a 75-80% improvement in efficiency.
